Traditional home inspection includes group photos and does not identify which areas of the home are served. When there is an issue, this creates a lot of guesswork on the part of the homebuyer or homeowner.
How does zone by zone HVAC reporting help the homebuyer?
We've taken the legwork out of figuring out what areas of the home are impacted by which units. In the home buying process that means buyers and real estate agents understand how the home's cooling and heating will be affected by an AC unit or furnace nearing the end of life expectancy or in need of repair. There are often times several different systems in several locations around the house. Now the report will identify the location by photo and the area of the home it services.
It also means, long after the inspection, when the home inspection report has become a lifeline Homeowner's Manual, troubleshooting is a breeze. Calls to technicians can include information from the proper data plate including the manufacturer, age of system and other pertinent information.
In our home inspection practice, we often ask the question, "How is the best way to report this?"
It's a loaded question because sometimes the easiest way to report something is not the best way to report it.
