So, meet Rob Smith, a real estate agent with Compass Real Estate. Rob’s 16-year career includes helping more than 1,000 people buy and sell their homes. He’s topped the $300 million mark in real estate SOLD. His listing programs consistently sell homes four times faster than the average listing. And Rob’s sellers usually obtain 97% to 105% of their list price with less than two weeks on the market.
Rob explains he started recommending a pre-listing inspection to save contracts. He now leads the industry. And listing inspections have become a critical part of his process. Rob says “inevitably, every single time a seller does [get a listing inspection] … they get their money back 10-fold.”
We did the math ourselves too by comparing outcomes for homes that had a pre-listing inspection to the statistics from the metro area market for 2018 and 2019. And here’s what we found: Homes with a pre-listing inspection had a success rate of selling 4 times better than those that didn’t. They sold for 2% more of the original list price. And they stayed on the market 40% fewer days. What do sellers want? Selling, selling higher and selling faster.
